TDD Residential Project Development, 87 Units, Completion Q3 2027, Biberach an der Riß

STANE conducted the Technical Due Diligence for mondial on a two-building residential development comprising 83 residential units, 4 mixed-use “live & work” units, 1 commercial unit, and 57 underground parking spaces.
The new development is being constructed to the KfW Efficiency House 40 standard, with completion scheduled for Q3 2027.

Convenience Retail Centre

TDD Retail Property, approx. 8,400 m², Built 2019, Aschaffenburg

STANE performed the Technical Due Diligence for Habona on a modern convenience retail asset in Aschaffenburg.
The property, completed in 2019, provides approx. 8,400 m² of rental space, including about 4,500 m² of sales area leased long-term to the anchor tenant EDEKA Marktkauf.

The site also includes a small mall area with additional tenants, 302 parking spaces, EV charging points, bicycle parking, and excellent public transport access.

Convenience Retail Centre

TDD Retail Property, Netto (approx. 900 m²) + Rossmann (approx. 700 m²), Ludwigshafen am Rhein

STANE carried out the Technical Due Diligence for Habona on a combined convenience retail location in Ludwigshafen am Rhein, consisting of a Netto Marken-Discount supermarket and a Rossmann drugstore, providing strong synergies at this established urban site.

Office Building

VTDD Office Property, approx. 6,478 m², Built 2003, Cologne-Ehrenfeld

For an upcoming ownership change, STANE conducted the Vendor Technical Due Diligence of an office property in Cologne-Ehrenfeld.
The asset is situated on a 3,000 m² plot and offers approx. 6,478 sqm of lettable area, including around 6,000 m² of office space and 400 m² of storage space.

The seven-storey building, constructed in 2003, is fully and long-term leased. The property also includes 111 car parking spaces.

Logistic object

TEDD + ESG, 10,180 m², year of construction 2025, Alzey

The recently completed property was inspected for the client through site visits and data room reviews with regard to technical, environmental and ESG-related factors. As usual, it was important to complete the revision documents for further operation after takeover. With a DGNB Gold rating, the property is considered to be very sustainable. The client was HIH Real Estate GmbH.

Headquarters office building

TDD + ESG + climate risk, 14,300 m², year of construction 1997, Berlin

For the exclusive internal purposes of the building owner and user, STANE was commissioned to conduct a comprehensive technical analysis of the office building in a prominent location in Berlin. In addition to the usual TDD and ESG tasks, a climate risk and vulnerability analysis was also carried out. The client was BVR in conjunction with Colliers.

Logistic center

Construction monitoring following technical accompanying of the acquisition by TDD/ESG, 33,750 m², year of construction 2025, Neuenburg

As part of an acquisition portfolio of six locations, STANE accompanied the construction project with monthly progress and quality checks following the acquisition review. The services also included acceptance support and review of the property documentation. With a DGNB Gold rating, the property is considered to be very sustainable. The client was the Hanseatic company SICORE Real Assets GmbH.

Kaufmannshaus

Preliminary investigation in the bidding process, 30,735 m², year of construction 1905, Hamburg

STANE supported a prospective buyer in the preliminary phase of the bidding process for a traditional property in Hamburg city center on Bleichenfleet. During a preliminary inspection, the technical risks were assessed and the documents and cost estimates submitted for remediation measures were checked for plausibility. Particular attention was paid to the oak pile foundations typical for properties of this type in Hamburg.

Construction monitoring, 30,000 m², year of construction 2023, Meppen

Following successful purchase support during the TDD phase of project development, STANE provided construction monitoring services throughout the entire construction phase, including regular on-site visits to check quality and execution. The services also included acceptance support and review of the property documentation. The client was LIP Invest GmbH.

Commercial complex with offices and medical practices

TDD, 6,000 m², year of construction 2020/2022, Landshut

The almost newly constructed site with two separate buildings was outstanding due to its location and quality, built by the seller himself. Future-oriented features, including predominantly heat pump heating and photovoltaic modules on the roofs, also contributed to this. The transaction was handled as part of the successful purchase by IntReal Kapitalverwaltungsgesellschaft.

Training and administration centre

Pre-TDD with ESG check, year of construction 1967/1998, Cologne

The very different uses and years of construction of the building sections placed special demands on the assessment and classification, particularly with regard to the ESG analysis. Recommendations for action should be presented to the potential buyer prior to the sale. Colliers Germany provided overall consulting services, with technical support from STANE.

Logistics center

TEDD + ESG, 13,000 m2, Bensheim

On the brownfield site of a location previously used for production, a project development assessment was required, including TDD and EDD services. Due to the site's previous use, STANE also carried out an EDD Phase I to limit environmental risks. Once construction begins, STANE will take over the construction monitoring for HIH Invest Real Estate GmbH.

Retirement home and commercial units

TDD, 12,000 m², year of construction 1917, Mölln

This listed building has been used for a variety of purposes over its more than 100-year history. Following extensive renovation in 2017, it now houses a retirement and nursing home, a school, office space and a cafeteria. The project was carried out as part of the successful acquisition by IntReal Kapitalverwaltungsgesellschaft.

Office and Technical Building

TDD, 4,500 m2 / 8,100 m2, year of construction 1989/2001, Würzburg

Consultancy services for the acquisition of an office and technical building as well as a new office building on a campus site. The 7280 | Improving Assets operates a 100% lease to Deutsche Telekom here. Subsequently, the handling of renovation services was controlled and accepted.

Distribution Center

ESG Due Diligence, 3 Halls, 17,500 m2, year of construction 2018/2019, Minden

ESG Due Diligence for LIP Invest GmbH of a modern distribution centre with around 17,000 m2 of storage space and approx. 500 m2 of office space. The halls with a height of around 6 m can be accessed via 7 loading ramps.

Hotels and Car Park

TDD, ESG Due Diligence Assessment + Project Monitoring, 2 Hotels, 1 Multi Storey Car Park, 202 and 168 rooms, 460 parking spaces, year of construction 2021/2022, Würzburg

Consulting services for DEKA on the acquisition of a portfolio consisting of a new hotel building with 168 rooms and a hotel under construction with 202 rooms. The buildings are complemented by a multi-storey car park with 460 parking spaces. For the part under construction, the construction monitoring was also carried out with support of the acceptance and defect rectification.

Administration and Residential Building

TDD + ESG Due Diligence Assessment, 3 Listed Buildings, built in 1935, Teltow

The listed buildings were built as warehouses in the 1930s and were converted/refurbished into flats, commercial units and office spaces in the late 1990s. TDD- Assessment and an ESG brief assessment in the form of a checklist was carried out by STANE for 7280 | Improving Assets.

Logistics Center

Project Development TDD Assessment + Project Monitoring, Hall area approx. 30,000 m2, Office area approx. 530 m2, year of construction 2023, Meppen

Buyer TDD-Assessment of this project development was carried out before start of construction. Conveniently located near the motorway, the hall has an area of around 30,000 m2, which can be divided into three sections. STANE also accompanied the construction in the form of regular monitoring, completion control as well as in the acceptance phase.

Residential Complex

Vendor TDD Assessment, 249 Residentail units, 19,826 m2, year of construction 1974 / refurbished in 2012+2014 , Brühl

Vendor TDD-Assessment for KGAL GmbH & Co. KG (KGAL) of a residential complex. In addition to the 249 residential units, there are 5 commercial units and 138 underground parking spaces for cars present. The complex underwent an energy refurbishment in 2012 and 2014. Furthermore, all lifts in were renewed in 2018.

Logistics Property

TDD Assessment, 7,050 m2, year of construction 2021, Mönchengladbach

TDD-Assessment for HIH Invest Real Estate GmbH of an ESG-compliant new building. The property with six separable hall sections is located at Hamburgring 30 in Mönchengladbach.

TDD and ESG Due Diligence Assessment, 5 Buildings, 23,674 m2 year of construction 1930+1971, Frankfurt am Main

TDD and ESG-DD-Assessment for 7280 | Improving Assets of a mixed use of office, workshop, warehouse and retail center. The property with approx. 5,982 m2 of office and 17,692 m2 of commercial space is located at Wächtersbacherstr. 83 and Orberstr. 8 in Frankfurt am Main.

The property area is approx. 40,000 m2.. After optimisation of building rights by 7280 IA on the vacant partial plot of around 12,000 m2, a project development is proposed.

ESG Due Diligence Assessment, 2 Halls, 13,750 m2, year of construction 2021, Kerpen

ESG-DD Assessment for LIP Invest GmbH of a modern distribution centre with approx. 11,600 m2 of warehouse space, approx. 1,100 m2 of office space and 1,050 m2 of mezzanine space. The halls with a hall height of 12 m, a surface load of 7.5 t and WGK2 sealing can be accessed via 14 loading docks and 2 ground-level gates.

Retail Center "Shuffle" Portfolio

TDD Assessment, 14 Buildings, 29,000 m2, year of construction 1957-2018, Stadtbergen

TDD Assessment for WALTER Beteiligungen und Immobilien AG of 14 fully let retail and store properties and one undeveloped plot. Total site area of around 54,000 m2 is located in the north of Stadtbergen near Augsburg.
